finding a tenant
We will, at our expense, advertise the property at the agreed rent level and conduct accompanied viewings. Once a prospective tenant is found references will be taken out.

legal action
Should it become necessary to evict the tenant, we will prepare and serve notices on the tenant, liaise with the court and instruct a solicitor. However, all court costs and solicitors' fees remain the responsibility of the Landlord.

property inspections
We will make periodic inspections of the property and a copy of the report will be kept on file.

inventory
Once the property becomes vacant we will prepare a full inventory and take a comprehensive set of colour photographs to ensure a trouble free hand over when the property is eventually returned to you.

maintenance
There is no maintenance service with the Silver scheme. The Tenant will contact the Landlord direct with any maintenance problems.


	charges Charges consist of an initial set up fee and commission. The set up fee, which is payable each time a new tenant moves into the property, is deducted from the first months rental income and covers the cost of preparing the inventory, agreements and photographs. Commission is deducted monthly from rental payments.
